Pearl River Houses is one of the most historic Margaret River wedding venues and has become a highly sought after location. The valley is a naturally romantic setting and its wild beauty has attracted many couples to choose this property to be the place for their significant event. The area is rich in indigenous and local history, having been an important place to the original inhabitants, the Wardandi group of the Noongar people. The area was then settled by Europeans and was originally part of a large holding of land belonging to Alfred Bussell in 1857. The Bussells’ historic family home, Wallcliffe House, is located a short distance down river from Pearl River Houses (much of the house was destroyed in the 2011 bushfire). It was from this valley in 1876 that 16 year old Grace Bussell, together with Aboriginal stockman Sam Isaacs, rode out to heroically rescue over 50 people from the shipwrecked SS Georgette near Redgate beach, venturing into the rough surf on horseback to haul survivors in from the water.
Part of the valley was cleared for dairy land in the nineteenth century and part has remained untouched national park. The result is a picturesque and ‘hidden’ place that has seized the imagination of many people fortunate enough to have stayed here. The current houses of the property were the first to be built when the area was subdivided and named Wallcliffe Farms. The first owner and designer was a well known West Australian painter whose vision was a home of beauty and light, a place that was a canvas of changing elements. With a panoramic view of a sky that holds the passing weather and journeys of the sun and moon, the property is a place of constant wonder. The houses and gardens were built with artistry and have alcoves and steps in all directions so in any winds a protected sitting spot can be found! The original co-owner, a Scottish vet, brought scores of horses to rehabilitate at the property, many of which were rescued brumbies transported from stations up north. Echoes of Scottish castles can be seen in the artisan limestone walls, all impressive stonework which uses traditional features like a classic keystone arch. All the limestone and granite rock was sourced from local quarries and large feature rocks were salvaged from the ground of developments nearby. The mystique of this place remains. Many people feel the atmosphere and spirit of the property is something they want to build their special day around. The current owners and their team love the place and endeavour to do their best to play a small part in creating beautiful memories.

The property has two residences which are next to each other and are separated by a walled courtyard. Pearl River House is the main house with the panoramic views and a lawned area that is ideal for weddings. River Valley Villa is the smaller accommodation next door with a beautiful spot of its own for ceremonies. We ask wedding parties to book both house and villa for their wedding to ensure privacy and to allow for lots of choice in where events are held, and for their photographers to have full access to the whole property.
The tariff for staying in the house and villa are based on the season and the number of people staying. All weddings held at the property have linen included in the price. The appearance of the property is also, of course, seasonal! We charge an event fee for weddings, which is based on the amount of guests attending. It ensures the gardens and property are presented at their very best, and covers the wear and extra costs associated with large functions.
