Short Stay Bookings

100% deposit is required at booking stage.

A credit card authorisation must be submitted to Management at booking stage to act as a security bond.
Any damage loss or expense incurred by Management as a result of your breach of these Terms & Conditions will be charged against the credit card provided. Examples include but are not limited to any breakage, damage or excess cleaning requirements, extra guests or visitors beyond those declared.

Should you need to cancel your booking 14 days or less prior to your arrival. We reserve the right to forfeit the booking deposit. For Cancellations received up to 28 days a 30% cancellation charge will apply.

For cancellations received before 28 days the deposit will be refunded and will be subject to an administration charge. Please note all refunds are non-transferable.

Weddings & Events

A 50% deposit is required at booking stage. The remaining balance will be due 7 days prior to your arrival.

Credit Card authorisation is to be obtained with the final invoice to act as a security bond. Any damage loss or expense incurred by Management as a result of your breach of these Terms & Conditions will be charged against the credit card provided. Examples include but are not limited to any breakage, damage or excess cleaning requirements, extra guests or visitors beyond those declared.

Please note all for all weddings and events bookings. All cancellations must be submitted in writing. All deposits are non-refundable inside the 90-day notice period and may not be transferable.

Pearl River Houses reserves the right to charge a cancellation fee of the estimated cost of venue and accommodation hire (whichever is greater) for any Cancellations submitted less than 90 days of the scheduled date.

Essential Booking Information

We welcome you to our property and endeavour to provide the best accommodation and facilities for you to have a wonderful stay. The following information is an agreement between the Owners and Guests to ensure this.

When you arrive
Check-in time is 2pm, check-out time is 10am, unless arranged otherwise prior to your stay.

What is yours to use during your stay?
Guests of Pearl River House have private use of the lawn below the main house. Parking for the House is on the lawn at the main entrance. During winter you will have to use the lower bitumen carpark due to water on the top lawn.
Guests of River Valley Villa have full use of the car park below the Villa and the lawned area to the side of the Villa. There is one parking space at the front entrance gate.
Guests of both House and Villa have equal shared access to the paddocks that run down to the river and the kayaks there for complimentary guest use. lease be considerate of your neighbours who may also wish to use the kayaks.

Use of Facilities
Smoking is not permitted inside the House or Villa.
If you shift any furniture, please return it to its original position before you leave.
Please ensure all dishes are washed and put away, and your rubbish is taken out to the bins
Please clean the BBQ when you have finished with it.
Charges may be deducted from bond for excessive cleaning (including if caused by a dog) or if a large amount of furniture needs to be returned to its place.

Unacceptable Behaviour
We reserve the right to evict guests because of unruly, illegal or offensive behaviour.
Please consider guests at the nearby property and respect our accommodation. Please keep noise levels down after 10pm at night, including amplified music. This is an Augusta-Margaret River Shire regulation.

Your Personal Property
Please look after your personal property. While we will do our best to return lost property, any loss is not the responsibility of the owner or staff.

Dogs
Your family’s best friend is more than welcome on our property provided your dogs are supervised responsibly. Please note there are no enclosed yards to contain your dogs, only the deck areas. Please respect the privacy of nearby accommodation by not letting your dog wander next door. Your neighbours may also have a dog so all visiting pets must be well socialised! We are fortunate to have kangaroos passing through our paddocks. The kangaroos are not domesticated so please admire from a distance! Please ensure dogs do not chase the kangaroos for the safety of all animals. Dogs are not allowed on beds or furniture under any circumstances.

Key Collection
Keys will be made available upon arrival at our accommodation.  The details will be on your final Booking Confirmation document from us.

Number of Guests
Please let us know if you have any changes in the number of people staying at the property prior to commencing your stay.

Cancellation Policy

Booking Confirmation
Your booking will be confirmed when we receive 50% of the tariff due as the deposit. For example, if you are staying 6 nights, we require the amount for 3 nights to be paid as a deposit to confirm your booking. The balance of tariff due, together with the fully–refundable $200 bond, is due 7 days before your stay. This document acts as a receipt and contains the full details of your booking and payments, plus map, directions and useful information.
